Many investors have had the thought, ‘I’d love to do this place up, but I’m not sure where to start’
Recently one of our clients asked this exact question and we shared with him the ins and outs on how to improve his property and by doing so, increase his return on investment.
Before, the property was a little run down, in need of some new finishings – a refurbished ceiling to house new light fixtures, a fresh coat of paint, window coverings, carpet, timber flooring and an update to the kitchen.
We worked with the client to update the whole apartment and starting with the kitchen advised on new fixtures and finishes including new tapware, handles, splashback tiles cabinetry and benchtop colours and finishes.
In the living room we decided to install new sheer curtains to soften the space and provide an added layer of privacy for the tenant. The sheers also allow the beautiful sunlight to filter through gently from the courtyard.
In the bedrooms, we used a lighter more neutral fabric achieve the same result. We also fitted new blockout roller blinds behind the curtains to provide maximum privacy and protection from outside light.
Perhaps the most dramatic change to the apartment was the ceiling. We specified a new gyprocked ceiling and light fixtures. This change alone immediately modernised the space.
We then took out all the old flooring and in the bedrooms we put down a new carpet with a superior quality dyed nylon that is very low maintenance and stain resistant. In the kitchen and living area we selected a luxury vinyl timber floor that is long lasting, sound absorbing and durable, perfect for those high traffic areas
Lastly, we painted all of the exposed timber detailing in a simple, fresh white to match the ceiling and complete the modernisation the space.
Since the updates, the client has seen his rental return increase significantly.
